EPE FARMLANDS

The responses we are getting from our recent campaign about investment in farmlands is quite encouraging. Requests for farmlands has taken us to Epe Township in Lagos State where, with the efforts of our associates, we were able to get various farmlands of different sizes and prices.

Epe is a good location for farming activities for the following reasons:

1. Epe is currently being provided with infrastructural facilities like tarred roads by the Lagos State Government to open it for more economic activities and also develop the tourism potentials of the area.

2. The Federal government has admitted that Nigerian economy does not seems to have much future in the petroleum industry but rather in the agricultural industry. The geographical location of Epe township including the water bodies however favors it for agricultural activities.

3. At the moment, there is a big glut in the property market due to heavy financial requirement for land acquisition, sales and rentals. But the case is different with farmlands. More people are leaving the cities to go back into farming in the villages because farmlands are affordable and fresh food is guaranteed at reasonable prices.

4. The cost of buying a farmland (for both farming and residential) is so small compared to the cost of renting/buying a house in the city.

As at today, 27th of March 2017, the N250k of 2002 and the N600k of 2012 are quite small an amount of money to buy a plot of land within the outskirt of town. This is not unconnected with the economic situation of the country which has caused most people to look in the direction of the agricultural industry for investment.
Despite that N600k can not buy a plot of land in Iju/Ishaga, Ojodu, Isheri, Sango Ota or Abule Egba, it will interest you to know that N600k can buy more that one plot in the hinterlands and villages. Actually it can buy an acre of land(6 plots).

The idea is to invest your money on what it can afford. In real estate, you don’t wait to buy but rather you buy and then wait. Buy land in places you can afford, buy houses in places you can afford, then wait if you don’t have immediate and specific use for it.

You may not be able to invest in a plot of land that cost millions in Ikeja, but you can invest in acres of farmland in the so called “village” or “far end of town”.

There is no doubt that there is a glut in the Nigeria property market. There is no money in circulation to buy the many properties in the market. However, this does not mean property transactions will be on hold. What must be done is to creatively respond to the marks demands thereby create activities in the market.
We have found out that the purchasing power for Duplexes, fully detached houses, semi detached houses, terraces and even flats has gone down considerably. Housing types in demand now are single dwellings, self contains, two bedroom flats and studio apartments.
What most people are doing now is to convert their big houses into self contain and single dwellings in response to what is in demand based on purchasing power.

You can even renovate your 4 bedroom bungalow and make it into 2 units of two bedrooms each. While you live in one, you can rent out the other. This helps your cash flow and with time you can buy another land in a developing area to do more of that. If you start now, you should be on top of the game in the next 5 years. It is that simple.
